Clam Bay Farm consisted of 103 acres, nestled on Navy Channel on the waterfront of Pender Island, one of British Columbia's most beautiful Gulf Islands.
This secluded resort had 7 residences and about 21 beds. Each building and cottage had its own unique charm. There was a large clam beach, where the overflow rains created a fan-shaped delta. Clam Bay had a 240 foot dock, and moorage for four large boats.
Clam Bay Farm offered a retreat from the hustle and bustle of everyday life within a short flight from Vancouver.

3907 acres comprised of 31 titles, this was a “one of a kind” Trophy Ranch, with links to British Columbia’s colourful history.
The second largest ranch in British Columbia with a potential capability of 800 cows, this property included 20 km of river frontage, extensive buildings and trails through the property. Hunting and fishing was second to none here, and the recreational possibilities were endless.

To help achieve that objective, NIHO Consulting assisted the realtor with regional market analysis, perform an extensive evaluation of the property to assist in determining the value, and to provide high end image collateral to assist with marketing materials and website.

| NIHO Consulting staff took marketing photos and supplied them to LandQuest Realty to design and complete a full marketing brochure on the ranch. They conducted a personal inspection of the ranch and did extensive research into the property's grazing and water rights, as well as potential timber value. NIHO assisted LandQuest Realty's determination of the property's optimal value through studying the feasibility of a possible break-up of the ranch into separate parcels and investigate the river frontage, creek frontage and road access to each parcel.

This scenic 48 acre resort included 760 feet of low bank oceanfront, nice beaches and fantastic southern exposure.
This property consisted of 6 acres of waterfront property with six cottages and an adjacent 40 acre parcel. Each cottage was situated to take advantage of the oceanviews, and were close to the fine sand and pebble beach. The 40 acres included cedar groves and fern banks, with bald eagle nests within viewing range.

Birch Bay Resort, located on the pristine shores of Francois Lake, had 36.32 acres deeded clear title and 1,200 ft. of lakefront.
Comfortable cabins, full service RV sites, 9 docks, fishing boats, store, and marina made this the ideal outdoor recreation getaway. Birch Bay was well known to travelers and locals alike looking for a recreational paradise with plenty of options for both recreation and accommodation.
The many lakeshore residences, good access and local uniqueness of the drier, open vegetation combined with the large lake setting encouraged extensive recreational use, primarily for sightseeing, wildlife viewing, hiking, fishing and hunting.

Tyndallwood

Tyndallwood Estates was a well planned and designed subdivision with a registered building scheme to ensure the future quality of the development. Paved roads, privacy and unsurpassed views made these some of the most desirable building lots available for sale in the Southern Gulf Islands.
Many of these lots had ocean frontage and were well treed with large fir, cedar and scattered arbutus trees. The subdivision was further bordered by designated parkland to maintain a natural surrounding and to protect the privacy of the owners.

The Tyndallwood subdivision lots were some of the most beautiful in the Gulf Islands, but although they had good local exposure, were not selling. A remarketing strategy was required to target towards affluent buyers looking for a retirement property, not a recreational summer getaway. The objectives for NIHO Consulting in this project were to conduct a detailed market analysis to define the relative market and identify target markets, and provide high end image collateral to assist with marketing materials.

| After personally viewing the property, NIHO met with the owner on site to discuss the potential for this property. Using Landcor’s property and comparable sales data to develop a complete attribute profile of the subject properties, the listing agent determined the appropriate market and set the prices of the lots accordingly. This buyer profile was further targeted by region (the Lower Mainland of BC, specific regions of Ontario and Seattle.) NIHO Consulting assisted with the hard copy mail and print advertising by the realtor, as well as exposure on BCTV and the Michael Campbell radio show.

Kitsault Townsite

Kitsault was possibly one of the most famous pieces of real estate to be sold in British Columbia within the last decade. An entire town on the northern BC coast, deserted (except for a caretaker) since 1982, this town site consisted of 322.8 +/- acres on eight titles and came with all the trappings of a town.
There were approximately 90 single family and duplex dwellings, seven apartment buildings, a shopping centre, recreational facilities included a swimming pool, gymnasium, racquet ball courts, craft room, library, curling rink, pub and three playgrounds. The hospital included x-ray diagnostic equipment and a two-bed ward. Throughout the town site, all utilities including telephone and cable vision were installed underground.

Kitsault caught the attention and imagination of a worldwide audience. Kitsault was featured on the covers of 2 national Canadian newspapers, and was featured in newspaper, tv, radio and internet news coverage stretching from British Columbia to South Africa. NIHO Consulting further assisted with the regional market analysis and the creation of high end marketing material. Due to the unique appeal of the property and the creative and well planned strategy of NIHO Consulting, this property was sold by the realtor in record time with minimal expense.

The Wineburg Estate

In this project NIHO appraised the entire portfolio, cruised the timber and determined the highest and best use of over 220 properties in just 90 days, making it the largest land package assessment in British Columbia at the time. Imperial Life came to Rudy Nielsen with an opportunity to appraise the value of an extensive portfolio of property consisting of over 220 individual properties with a combined acreage in excess of 22,000 acres. This portfolio not only spanned the province of BC from the Alaska Border to the Kootenays and the Queen Charlotte Islands to the Alberta border, but also included a vast range of property types including subdivisions, a waterfront resorts, ranches and massive timber holdings. NIHO appraised the property and Imperial Life purchased the portfolio in 1988 after NIHO physically established the legal boundaries of the timber lands, and used satellite GIS system to detail the logging plan for approval of each property prior to harvesting. Using NIHO’s proprietary land databank they provided Imperial Life with comparable sales data and market value research for all recreational properties in the portfolio. NIHO also negotiated with the BC Parks Department on behalf of Imperial Life for possible trades and assessed subdivision potential of all the lakeshore properties.
