NIHO is actively involved in land consulting on the marketing strategy and development of a number of third party and joint venture projects. Past and present projects include subdivision developments, resort properties, towns, ranches, and entire property portfolios.

Project: Nechako Riverfront, Vanderhoof

Region: OMINECA

This stunning 30 acre property with approx. ½ mile of water frontage on the Nechako River is located 15 minutes out of Vanderhoof. Driveway and a riverside building site are already constructed. Direct access to fishing, swimming, and hundreds of miles of river and lake waterways.

The property is covered primarily with Poplar trees with some scattered Spruce.

Access is via a good quality year round gravel road.

The Objective:

This property is likely one of the top remaining homesites in the Vanderhoof area and could be purchased by an investor or retiree from one of the major urban centers. There are few, if any, direct comparable properties to use for market analysis for a property like this. The objective for Niho Consulting in this project was to assist the realtor with regional market analysis so that he could determine the market price, and to capture pictures and a PanoTour so that the property could be presented to various buyers in multiple markets.

Project: Elk Park Ranches

Region: KOOTENAYS

Elk Park Ranch is a premium development by Calgary's Schickedanz West, located near Radium Hotsprings, BC.

Elk Park Ranch covers some 4,300 acres at the heart of BC's rugged Columbia Valley. Of these, 3,500 have been set aside for the 16 ranches that range from 40 to 400 acres.

This master planned ranch is only 2.5 hours from Calgary and has spectacular mountain views, secure access gates, and newly constructed access roads.

The Objective:

The Ranches at Elk Park development is a high end development with prices ranging from $499,000 to $1,790,000. The target market for this development is affluent professionals that enjoy outdoor activities like skiing, golfing, and hiking. The objectives for Niho Consulting in this project was to define the relative market and identify target markets, and provide high end image collateral to assist with marketing materials and remote viewing.

Services Provided:

Niho assisted with market valuation, perform a detailed regional market analysis, identified target markets, assisted with the creation of a marketing strategy, captured still photographs for advertising, brochures, and websites, and to built virtual360 degree PanoTours for remote viewing.

Project: Clam Bay, Pender Island

Region: SWBC

Clam Bay Farm consisted of 103 acres, nestled on Navy Channel on the waterfront of Pender Island, one of British Columbia's most beautiful Gulf Islands.
In acting as a consultant on the overall marketing of the properties, NIHO took all digital photos for LandQuest Realty’s marketing purposes and provided feedback on the design and completion of a full brochure and marketing package.

Project: Historic River Ranch, Vanderhoof

Region: Omineca

3907 acres comprised of 31 titles, this is a “one of a kind” Trophy Ranch, with links to British Columbia’s colourful history.
In acting as a consultant to oversee the marketing of the River Ranch, NIHO took marketing photos and supplied them to LandQuest Realty to design and complete a full marketing brochure on the ranch, investigated the validity of existing grazing rights, ordered air photos to analyze and valuate existing timber, investigated water rights, and studied the feasibility of a possible break-up of the ranch into separate parcels and investigate the river frontage, creek frontage and road access to each parcel to assist LandQuest in determining the property’s optimal value.

Project: East Point Resort, Saturna Island

Region: SWBC

This scenic 48 acre resort included 760 feet of low bank oceanfront, nice beaches and fantastic southern exposure.
In acting as a consultant to oversee the marketing of the East Point Resort, NIHO appraised the property, utilized our established NIHO media and PR channels to maximize exposure for the marketing of the property, took marketing photos and supplied them to LandQuest Realty to design and complete a full marketing brochure on the resort.

Project: Birch Bay Resort

Region: Omineca

 Birch Bay Resort , located on the pristine shores of Francois Lake, had 36.32 acres deeded clear title and 1,200 ft. of lakefront. NIHO Land & Cattle was hired by LandQuest Realty for the initial consultation and strategy for the sale of the property. NIHO applies the very latest in computer technology to the highly specialized area of real estate, constantly innovating, updating and improving our marketing techniques to stay ahead of the technological changes which are driving this unique marketplace. NIHO also completed an on-site inspection, a valuation of the property and provided an in depth marketing overview that evaluated all factors locally, nationally and globally.

Project: Tyndallwood

Region: SWBC

 Tyndallwood Estates was a well planned and designed subdivision with a registered building scheme to ensure the future quality of the development. Paved roads, privacy and unsurpassed views make these some of the most desirable building lots available for sale in the Southern Gulf Islands.
After personally viewing the property, NIHO met with the owner on site to discuss the potential for this property. Using Landcor’s property and comparable sales data to develop a complete attribute profile of the subject properties, the listing agent decided to set a price appropriate for an affluent buyer looking for a retirement property, not a recreational summer getaway. This buyer profile was targeted in the Lower Mainland of BC, specific regions of Ontario and southward into Seattle. Both hard copy mail and print advertising were selected as the prime marketing mediums by the realtor, as well as exposure on BCTV and the Michael Campbell radio show.

Project: Kitsault Townsite

Region: NorthCoast

Possibly one of the most famous pieces of real estate sold in British Columbia within the last decade, NIHO was pleased to consult on the marketing strategy for the ghost town of Kitsault. Due to the unique appeal of the property and the creative and well planned strategy of NIHO this property sold in record time with minimal expense.
When there is a lack of comparable sales to consider when identifying the value of a property, the best replacement is comparable experience.
Word got out that such a remarkable property was on the market, resulting in the ghost town of Kitsault making the covers of 2 national Canadian newspapers.
The American buyer read about this interesting listing in the Globe and Mail when visiting Halifax and was referred to the LandQuest Listing Agent who closed the deal.

Project: The Wineburg Estate

Region: BC Wide

 In this project NIHO appraised the entire portfolio, cruised the timber and determined the highest and best use of over 220 properties in just 90 days, making it the largest land package assessment in British Columbia at the time. Imperial Life came to Rudy Nielsen with an opportunity to appraise the value of an extensive portfolio of property consisting of over 220 individual properties with a combined acreage in excess of 22,000 acres. This portfolio not only spanned the province of BC from the Alaska Border to the Kootenays and the Queen Charlotte Islands to the Alberta border, but also included a vast range of property types including subdivisions, a waterfront resorts, ranches and massive timber holdings. NIHO appraised the property and Imperial Life purchased the portfolio in 1988 after NIHO physically established the legal boundaries of the timber lands, and used satellite GIS system to detail the logging plan for approval of each property prior to harvesting. Using NIHO’s proprietary land databank they provided Imperial Life with comparable sales data and market value research for all recreational properties in the portfolio. NIHO also negotiated with the BC Parks Department on behalf of Imperial Life for possible trades and assessed subdivision potential of all the lakeshore properties.
