NIHO Land Consulting takes pride in providing detailed and honest consultation with personalized service. Our land consulting services vary, and our fees are negotiable, depending on the scope of the project. The following consulting packages have been included as a guideline for the range of services available; we also offer custom consulting packages to suit the unique needs of your property or portfolio. Costs will be quoted on a project by project basis- please contact us for more details.

*Note that we do not offer any brokerage services. While we can advise and assist you on how to maximize the marketing of a property, the final execution of the strategy and the sales process needs to be carried out by either a landowner directly or by a licensed realtor. If you are a landowner and need assistance in finding a licensed realtor we can refer you to an appropriate representative for your property.
1. Site Visit and Evaluation

This package is ideal for a landowner or a selling agent who is in need of a second opinion or a starting point.






NIHO Land Consulting will:

  • Visit the property in person;
  • Provide a written recommendation on how to best prepare this property for market and what features to emphasize in the marketing strategy to get the highest return on the property.
2. Site Visit, Evaluation and Marketing Strategy

This consulting package has the same basic components as the “Site Visit and Evaluation” package listed above with the added service of leveraging the market research and information available through Landcor Data Corporation. This package is ideal for landowners that are intending to market their own properties, or for realtors looking for an added punch in their own selling strategies.


NIHO Land Consulting will:

  • Visit the property in person;
  • Provide a written recommendation on how to best prepare the property for market and what features to emphasize in the marketing strategy to get the highest return on the property;
  • Utilize Landcor Data Corporation (a proprietary database with detailed information on every piece of real estate in the province of BC) to identify a set of comparable sales to be used to determine where recent buyers of similar properties have come from to help optimize the marketing strategy’s target markets;
  • Develop a complete marketing strategy which will give the exposure necessary to move the property in a timely manner.
3. Site Visit, Evaluation, Marketing Strategy and Materials

This consulting package has the same components as the “Site Visit, Evaluation, and Marketing Strategy” package above with the added service of creating marketing materials. This package is ideal for landowners that are intending to market their own properties and want a professional look to their campaign, or for realtors looking for a polished presence for a special property.




NIHO Land Consulting will:

  • Visit the property in person;
  • Provide a written recommendation on how to best prepare the property for market and what features to emphasize in the marketing strategy to get the highest return on the property;
  • Utilize Landcor Data Corporation (a proprietary database with detailed information on every piece of real estate in the province of BC) to identify a set of comparable sales to be used to determine where recent buyers of similar properties have come from to help optimize the marketing strategy’s target markets;
  • Develop a complete marketing strategy which will give the exposure necessary to move the property in a timely manner;
  • Capture the vision for the property with digital photography, air photos and maps;
  • Create all necessary marketing materials such as a full colour brochure, website ads, print ads, and individual website development, if deemed relevant. Property owner or listing agent is responsible for placing all advertising and receiving all sales calls.
4. Site Visit, Evaluation, Marketing Strategy, Materials with Target Market Profiling

This premium consulting package is unlike any other, using the most advanced market data segmentation strategies in Canada to identify potential buyers for your property, saving you time and money. Using the characteristics of your property in combination with Landcor Data Corporation demographic information, high potential sales targets are determined in a matter of minutes. This package is designed for high end or larger projects that need reliable results on a larger scale.


NIHO Land Consulting will:

  • Visit the property in person;
  • Provide a written recommendation on how to take this property to market, how to get the highest return on the property and what features to focus your selling strategy;
  • Utilize Landcor Data Corporation to identify similar properties in BC and the originating location of those property owners;
  • Identify similar geographic markets across Canada using variables from age and income, to interests and hobbies. Using this methodology NIHO Land Consulting can create a target strategy for a fraction of the usual cost. This strategy uses third party resources to develop a communication plan that includes direct marketing;
  • Capture the vision for the property with digital photography, air photos and maps;
  • Create all necessary marketing materials such as a full colour brochure, direct mail pieces, print ads, and an individual website, if deemed relevant.
5. Site Visit, Evaluation and Development Opportunity Assessment

If you believe that your property has development potential, this consulting package helps you assess the development feasibility of the property to realize its highest and best use to help you maximize your return.


NIHO Land Consulting will:

  • Visit the property in person;
  • Perform preliminary background checks on potential issues that may arise during the development of the property;
  • Provide a written recommendation on the various options available for the development of the property to help guide you to realize the highest and best use of the property.
6. Site Visit and Agricultural Land Reserve (ALR) Evaluation

Rural landowners often have to deal with ALR exclusion applications in addition to bylaw rezoning when developing their property. NIHO Land Consulting now provides expert investigation and comments on soil capability for agriculture.





NIHO Land Consulting will:

  • Visit the property in person;
  • Perform preliminary research of soil and ALR mapping and reports and provide comments on soil capability for agriculture.
7. Site Visit and Site Design Recommendation

This consulting package is designed to provide a landowner with the same in depth experience and knowledge used by NIHO to help envision and design the optimal site design of a property. Working with the landowner, NIHO specialists will visit the raw property to assess primary features (views, waterfront), lot limitations, road / driveway building issues, and services and utilities, in order to envision the full potential of the land, and provide a roadmap on how to build the optimal building site for a future dream home. This service is the exact same process followed by NIHO on each and every property they own.

NIHO Land Consulting will:

  • Visit the property in person;
  • Assess property features, limitations, and issues related to road/driveway construction layout, building site location, and services and utilities;
  • Provide a written recommendation on how to best develop the property for residential use and optimize the value of the building site.
8. Site Visit, Septic Design and Building Site.

This consulting package is designed to assist the landowner in preparing the property in the preconstruction phase of rural residential development. Primarily, under BC law all new septic systems need to go through a rigorous planning stage by a qualified professional that includes soils testing, site assessment, and end usage requirements. NIHO Land Consulting, in association with Chris White (Registered Onsite Wastewater Professional) will assist the landowner in getting the rural building site to preconstruction phase by planning and constructing the building site, and planning, designing, and constructing the required rural onsite septic system.


NIHO Land Consulting and Chris White R.O.W.P. will:

  • Visit the property in person;
  • Assess building site features and limitations
  • Assess septic site limitations and design requirements
  • Design and install an onsite septic system
  • Finish building site to pre-construction phase.
9. Site Visit and Log Home or Cabin Design

This consulting package is designed to assist the landowner complete their dream property with a premier log home or cabin on the property. Niho Land Consulting, in association with Mark McKay (custom log home builder) will assist the landowner contract and construct a unique log dream home. Mark McKay is a custom builder that specializes in hand made character log homes utilizing character and unique logs in the construction process


NIHO Land Consulting and Mark McKay will:

  • Visit the property in person
  • Assess building site features
  • Design a custom log home maximizing the features of the site
  • Build the log home
  • Install the log home on site – to lock-up stage.
10. Joint Ventures and Other Opportunities

NIHO Land Consulting not only offers consulting services to those looking to identify and promote the highest and best use of their property but also offers joint venture development opportunities to landowners looking for a long term partner for land development projects.

If your property has high development feasibility, NIHO’s experienced development team will design and manage the project to completion on a joint venture partnership basis. Services provided by NIHO in this category include all dealings with government officials and First Nations groups, development design and planning, permitting, environmental assessments, archeological assessments, geological assessments, engineering services, construction, and marketing.
